Microsoft Student 2006 Friday, Feb 27 2009 

The previous versions of Encarta included a host of homework tools. These have now been made into a separate product called Microsoft Student.

Homework assignments are the bane of most students I know (not to mention their hard-pressed and nescient parents). This is mainly because of the tedious and mind-numbing chores of data mining and composition. Additionally, as knowledge multiplies every 5-10 years, few parents and teachers are able to keep up.

Enter Microsoft Student 2006 - a productivity suite which includes the Encarta Encyclopedia, assignment templates, tutorials, graphing calculator software and a Web Companion.

Similar to the Encarta, MS Student’s Web Companion obtains search results from all the major search engines without launching any additional applications (like a browser). Content from both the Encyclopedia (the full Encarta encyclopedia is built into MS Student) and the Web is presented side by side. This augmentation explicitly adopts the Internet and incorporates it as an important source of reference - as 80% of students have already done.

This may raise important and interesting issues of intellectual property, though. Web content copyright-holders may demand royalties from Microsoft for the use it makes of their wares in its commercial products.

MS Student would do well to also integrate with new desktop search tools from Google, Microsoft, Yahoo, and others. Students will benefit from seamless access to content from all over - their desktop, their encyclopedias, and the Web - using a single, intuitive interface.

MS Student’s templates are actually clever adaptations of the popular Office suite of products - Word, Excel, and PowerPoint. They help the student produce homework plans and schedules, projects, book reports, presentations, research reports, charts, and analyses of problems in math, physics, and chemistry. Detailed step-by-step tutorials, Quick Starters, and pop-up toolbars (menus) guide the student along the way in a friendly, non-intrusive manner.

The graphing calculator is a wonder. It has both 2-D and 3-D capabilities and makes use of the full screen. Aided by an extensive Equations Library, it does everything except cook: trigonometry, calculus, math, charting, geometry, physics, and chemistry. And everything in full color!

And if this is not enough, the lucky owner is entitled to one year of Online Math Homework Help: step by step instructions and hints for solving math problems (including algebra and geometry). The program addresses most math textbooks and more are added all the time.

For the student keen on the liberal arts and the humanities, Student 2006 provides detailed Book Summaries of dozens of classic works. Besides plot synopses, the student gets acquainted with the author’s life, themes and characters in the tomes, and ideas for book reports. This is buttressed by a Book of Quotations and the entire corpus of the Encarta Encyclopedia, dictionary, and thesaurus.

This is the first release of a great contribution to learning. Inevitably, it has a few flaws and glitches.

Start with the price. As productivity suites go, it is reasonably priced had its target population been adult professional users. But, at $100, it is beyond the reach of most poor students and parents - its most immediate market niches.

Installation is not easy. MS Student 2006 makes use of Microsoft’s .Net technology. As most home computers lack it, the installer insists on adding it to the anyhow bloated Windows Operating System. There is worse to come: the .Net version installed by Encarta 2006 is plagued with security holes and vulnerabilities. Users have to download service packs and patches from Windows Update if they do not wish to run the risk of having their computers compromised by hackers.

Fully installed, Microsoft Student 2006 gobbles up more than 4 Gb. That’s a lot - even in an age of ever cheaper storage. Most homesteads still sport PCs with 20-40 Gb hard disks. This makes the Encarta less suitable for installation on older PCs and on many laptops. Despite the hype, relatively few users possess DVD drives (but those who do, find the entire encyclopedia available on one DVD).

Finally, there is the question of personal creativity and originality. Luckily, MS Student does not spoon-feed its users. It does not substitute for thinking or for study. On the contrary, by providing structured stimuli, it encourages the student to express his or her ideas. It does not do the homework assignments for the student - it merely helps rid them of time-consuming and machine-like functions. And it opens up to both student and family the wonderful twin universes of knowledge: the Encarta and the Web.

Dating: Single, Female and 30 Something Friday, Feb 27 2009 

In life I think it’s fair to say that women drew the short straw enduring monthly periods, PMT, giving birth and the menopause; all producing more hormones than she, and anyone within arms length distance, can cope with.

But if she is 30 something and single the joy of being a woman doesn’t stop there! She is in a race against time to meet a man (preferably sexy!), fall in love, get him to fall in love her, move in together, get married, have a baby (the latter two in no particular order as long as they happen!) and live happily ever after.

The reality though is that many women diarise “settling down” for their early 30s; devoting their 20s to getting a career, travelling, socialising and having fun. There are also the ones who, despite actively dating in search of their perfect partner since early adulthood, simply haven’t found “the one”.

After revelling in her 20s footloose and fancy free, from the day she hits 30 her carefree attitude screeches to an abrupt halt; Mother Nature is suddenly occupying all her thoughts and her biological clock is ticking getting faster and louder as each day, month and year passes still with no sign of “the one” entering her life.

Of course, for the 30 something single men of the world this is not a concern; nature gave them the choice to put fatherhood on hold, worry free, until their 40s, 50s even 60s. So is this why 30 something women find a gap in the dating scene and are unable to find someone of a similar age to settle down with? Are the 30 something men busy dating but staying single until later in life because they know that when the time is right (for them) reproducing won’t be a problem?

It’s a sad fact that society portrays 30 something single men and women completely different. 30 something single women are labelled “out of date goods left on the shelves” whereas 30 something single men are given a pat on the back and told to enjoy their freedom while they can. Although TV programmes like Sex in the City and Desperate Housewives have helped to change peoples opinions of single women over 30, the fact remains that if she wants children the natural way (i.e. without a sperm donor) she needs a man.

So with no sight of a man on the horizon, she feels under pressure not only from herself but also from those around her to get on the dating scene and meet the father-to-be of her children. Her parents will say, “Why can’t she meet a good man and settle down?” her friends will say, “Shall we fix her up on a date with [John]?” and then there are the sniggering colleagues who will say, “She must be a lesbian!”

Whilst some of them may have her best interests at heart, she should not feel forced into a relationship to please everyone else. The problem she faces however is that, as a woman of the world, she knows exactly what qualities she is looking for in her partner and her standards are set so high that the men she dates often don’t make the grade.

What she may have to do therefore is accept that not everyone is perfect and compromise on her “tick list”. She needs to put things in perspective and ask herself if it really matters that he doesn’t own a flash car or that he wears awful shoes. (It can sometimes be non-important things why women will reject a man.) She should also be careful not to discuss marriage and babies in the early dating stages; men are aware that a women in her 30s is looking for someone to father her children and if she comes across desperate, she will have most men running for the hills!

Ok, so she knows what she wants and she’s willing to compromise but where will a 30 something single woman meet the love of her life? Is it at work, through friends, in a bar/club, at a party or an online dating agency?

Whilst it is recommended to explore all methods of dating in order to increase your opportunities, not all of them will appeal to everyone. Take a 35 year old friend of mine for instance whom recently became single. It’s not that she didn’t want to settle down in her 20s, she just didn’t meet the right man. She has, however, reached the conclusion that the likelihood of meeting someone in a bar or club who is potential “marriage material” is highly unlikely.

Whilst the majority of the 30 something single men she meets are happy to flirt, probably even happier to take her to bed, they do not want to commit to a relationship and jeopardise their freedom. Other rejects consist of men already in relationships looking for no strings fun or toy boys looking to put an older woman notch on their bedpost.

Only recently she dated someone whom she met in a bar who told her he was 27 years old (still younger than her but an acceptable age she thought). If I say that they became intimate very quickly, you’ll know what I mean! Whilst this was not something she would normally do, she felt a connection and it had been a while so she thought “Hell, why not!” Afterwards, she felt it only right to tell him her age. “You do know how old I am don’t you?” she asked. “About 26/27?” he replied.” (He certainly knew where his bread was buttered!), “No, I’m 35″. “Well I suppose it’s only fair I’m honest with you too “, he continued, “I’m actually only 19″. “19!” she exclaimed. Immediately there was no future in this relationship and her hopes of finding “the one” had once again been dashed.

Turn the tables round (him 35, her 19) and it could have been a different story…. but that’s for another day.

Build The Confidence To Approach Other People, Through The Power Of Compassion! Thursday, Feb 26 2009 

Do you often feel uncomfortable in a social situation? Perhaps you’re overly shy? Or your stomach ties up in knots at the thought of approaching someone even just to say “Hi!”

Well the good news is that there are many techniques which you can use to help you overcome this problem of social shyness or anxiety. I’m going to share one of my favourites below. But first, three important points that need to be highlighted (so imagine them covered by ink from a bright yellow fluoro highlighter pen)

1. Don’t expect to get the confidence of Tony Robbins in one day. All changes happen in small steps. Make an effort to stretch yourself just a little bit further every day. And celebrate your victories, no matter how small they are. Those small victories will over time grow into a massive change in your confidence.

2. The best way to overcome a fear is to face it and succeed. What I’m presenting today is one way to build the courage to face your fear. What you need to do though is not only use it, but also search out a whole host of other techniques as well. And use them! Different techniques may be more appropriate for different situations. We’ll of course be talking about many of the other techniques in future articles.

3. As always, if your social shyness or anxiety is causing difficulties in your life, please consider talking to a doctor or a counsellor. They will be able to expand on this strategy, and provide you with many more. They really can help.

So, as promised, here’s one of my favourite techniques for helping you feel more confident as you approach other people in a social situation.

You will be tapping into one of the greatest powers you have within you. More powerful than all the fear you may currently feel.

That power is compassion.

In many of us though it lies asleep, a luxury we feel we can’t afford just yet. Maybe something we’ll get around to exploring when we get over our problems and start feeling happy about ourselves. After all, how can we be compassionate towards others when we don’t even feel good about ourselves?

Is that what you think?

Well, I think we’re better served by looking at things from a different perspective. One that sees compassion not only as a tool for helping others, but also for helping ourselves.

So, how do we use compassion in this situation?

SEE THE OTHER PEOPLE AS BEING JUST LIKE YOU!

They are human. Somewhere within them they have fears too. Their fears may not be visible to you on the surface, but they’re there. We are all human.

We all desire human contact!

We all desire friendship!

We all desire to be loved!

So before approaching someone, remind yourself that they too may have difficulties making the first move. They may be waiting for someone to talk to about their problems and their issues. They may be waiting for someone just like you, who can understand them and their own fears. Someone just like you, with a heart filled with compassion and love. And perhaps in time, if a friendship develops, you can help them with their own fears.

Why does this work? Simply because it takes the focus off you, and places it onto the other person. How can you help them? How can you be their friend in a time of need?

Of course, don’t approach them with these questions directly. It would not be appropriate in most social situations, especially if you don’t know the person yet. Just approach them with this understanding, that they’re just like you. They too are human. Make conversation. Talk about them, and their interests. Many times this may lead nowhere. Sometimes though, it could develop into one of the best friendships of your life.

They’re just like you. So there’s no need to be afraid. They also want someone to talk to. Help them!

You can let your shyness or anxiety be a source of fear within yourself, or you can let it build your compassion towards others who are also facing their own demons. Choose compassion! In return, you will also be helping yourself overcome your own fears, one conversation at a time.

What To Do When Your Fears And Worries Overwhelm You Wednesday, Feb 25 2009 

What do you do when your worries and anxieties overwhelm you? Here is a brief list of techniques that a person can use to help manage their worries and anxieties.

Sometimes what we fear may happen can be overly exaggerated. A lot of times, our worrying can make the problem even worse. Remember that all the worrying in the world will not change anything. All you can do is to do your best each day, hope for the best, and when something does happen, take it in stride.

A good way to manage your worry is to challenge your negative thinking with positive statements and realistic thinking. When encountering thoughts that make your fearful or anxious, challenge those thoughts by asking yourself questions that will maintain objectivity and common sense.

I read that most of what we worry about never comes true. Instead of worrying about something that probably won’t happen, concentrate on what you are able to do. Everything else you can leave in the hands of God.

When overwhelmed with worry, a person may encounter a lot of scary thoughts coming at them all at once. Instead of getting upset, remember that these thoughts are exaggerated and are not based on reality. From my interviews with various professionals, I’ve learned that usually it is the fear behind the thoughts that gets us worked up. Ignore the fear behind these thoughts, and your worry should decrease.

When managing your fears and anxieties do not try to tackle everything at once. The best solution is to break your fears or problems into a series of smaller steps. Completing these smaller tasks one at a time will make the stress more manageable and increases your chances of success.

As a Layman, I realize it can be difficult to get rid of our fears and worries even when they overwhelm us. If nothing else works, take a deep breath and try to find something to do for a few minutes to get their mind off of the problem. Doing something you enjoy can give you a fresh perspective on things.

Dating manuals thick as telephone directories can be written on the subject of selecting the right dating partner. The key to the selection process is not to focus on our potential dating partner, but to focus on our ingrained human instincts. What are these human instincts? Imagination and desire are our enemies!

As we approach dating relationships from our own point of view, many individuals fall short in reaching their goals. There are countless reasons why most individuals finish in last place when commencing to build healthy dating relationships. Imagination and desire will cripple a dating relationship before the relationship starts, and before you know it, you are right back at the starting gate with a new dating partner or wish you were!

Beginning the dating process, we often focus on what we want in our dating partner and not his/her present composition. Captive is our rational self by our imagination and blinded by desire. The moment we are introduced to someone, or view some photos, profiles or personal ads online - we immediately enter an imaginary world, especially if he/she is physically attractive. It is our own little world constructed by our imagination; at this point, we lose all sense of reality. Reality is what exists now and imagination is what we want to exist, which is the total opposite. Our reliant on our intoxicated senses, intoxicated by imagination and desire leads us into total darkness. As a result, our objectivity fades away into the background.

This unreal portrayal depicts a fictional fairytale hero that originates from the desire to realize the storybook romance. On the surface, the storybook romance syndrome appears to be harmless. When individuals attempt to convert their imagination into a dating reality, total destruction visits the dating relationship, leaving the residue of psychological devastation behind. The storybook romance syndrome has defaced the truth about dating relationships, retarding them from ever having a chance of realizing success.

To achieve a blissful dating relationship with the hope of achieving a long lasting marriage, you must not select a dating partner based on your imagination. You must remain focused on reality; you must also focus on objectivity and not subjectivity. In the absence of an objective criteria to resort to in selecting your dating partner; your only alternative is to turn to a sincere, trusted family member or friend for help in the selection process. They will be more incline to exercise an objective approach. Remember this, when you are in the picture, you can’t see the picture! Investigate patiently your potential dating partner and never rely on your own senses, you may finish first in the race to a healthy dating relationship. Good Luck!

Are You a Negative Thinker? Thursday, Feb 19 2009 

Barbara sought my help because of her chronic fatigue. She had been going to different kinds of doctors and trying different nutrition plans for years and nothing was helping her. One of the doctors suggested that she try psychotherapy.

In became evident early in our work together than Barbara was deeply addicted to thinking the worst. Constant negativity went through her mind about every aspect of her life. She would get out of her car and worry about getting robbed. In social situations, she would tell herself that people didn’t like her. She was always worried about money, even though she was a successful graphic designer. Her husband could never do anything right. There was something wrong with every doctor she saw.

Negative thinking causes much stress in the body. I told Barbara to imagine that she was telling these negative thoughts to a child. How would the child feel most of the time? Barbara could see that this child would, of course, feel anxious and stressed much of the time in response to all the negativity and catastrophic thinking.

The medical profession has long told us that stress is one of the leading causes of illness. Stress sets into motion the body’s fight or flight response, pouring cortisol into the body and eventually exhausting the adrenal glands. Adrenal exhaustion can be one of the results of so much negative thinking.

While Barbara could understand the possible effect her negative thinking was having on her health, it was extremely challenging for her to give up her negative thinking. Barbara deeply believed that her negative thinking kept her safe from disappointment. She believed that thinking the negative thought before the bad thing would happen prepared her to deal with it. She didn’t want to be caught off guard. She believed that she could not handle the pain of disappointment, so that if she knew about it ahead of time and actually expected it, she wouldn’t feel disappointed.

In addition, Barbara believed that if she was vigilant enough and thought through all the bad things that could happen, she could prevent them. She believed that by thinking ahead, she could somehow have control over the outcome of things.

Finally, Barbara also believed that she could control how people felt about her by acting right and saying the right thing. She was constantly vigilant about her behavior with others in her attempts to control how they felt about her and treated her.

However, in trying to control her feelings, others’ feelings and the outcome of things, Barbara may have been causing her illness. The underlying cause of her negative thinking was her devotion to this control.

The problem with all of this is that it is based on an illusion - the illusion of control. The fact is that Barbara could not foresee every event that could cause her some pain. She was devastated every time something happened that she had not thought of beforehand. How could something painful come out of the blue like that? How could she have not foreseen it?

The paradox of all of this is that, in trying to foresee future catastrophes, Barbara was not present in the moment. Real safety is in being present in the moment so we can respond appropriately to whatever is happening in the moment. When we are fully present in the moment, we are available to receiving information from our inner Guidance. All of us have a Source of Guidance that is always available to us, and that is here to help us and protect us. But we can access our Guidance only when we are fully present in the moment, not when we are trying to control the future.

Barbara is in the process of becoming more aware of her negative thinking. She is not yet healthy, but she has some better days now, days that are lighter and more fun.

Moving out of negative thinking is a process that takes time. If you are a negative thinker, you have been practicing this form of thinking your whole life. It is not going to stop in a day. But if you tune into the stress you feel and learn to connect your stress with your negative thinking, you can slowly change this pattern.

Vitality and joy can be the result of letting go of your negative thinking and learning to be present in the moment.

Become Competent Tuesday, Feb 17 2009 

Competent means that you are able to do what you do very well. Every job position should be filled with someone who is competent in that position. No one can become competent in something without ever seeing it, reading about it, or practicing it. To become competent you have to see how it works, learn how it works; and then practice and do it.

We all have to start somewhere in our job position. A lot of the job positions available require previous experience, and in order to have previous experience you had to start out somewhere without knowing much about it. Learning takes time and to learn you should first observe. Take a look and see what is done in that job position. If it is a teaching position, watch and see what teachers do and see how they interact with the student and what they ask of them, then study how they do it and what the best techniques are to get others to learn the subject you are teaching, and then finally get in there and teach. This can apply to just about everything in life besides a job position. You can become competent in things such as cooking and losing weight, you could use the acceletrim solution and first see how the process works, then learn about it, and then make it happen by taking action. Getting the right information about whichever subject you want to be competent in is important, and even tracking down information requires this type of process.

GOLF GRABS BULGARIA!

At the present time there are only three golf courses in the whole of Bulgaria: one at Elin Pelin, near the capital, Sofia, and two owned by Air Sofia. These are located at Ihtiman, opened in 2000, 40km from Sofia, and at Sliven, opened in 2004, 90km from the Black Sea.

Because of the increasingly rapid rise in foreign interest in Bulgaria recently, several more golf courses are proposed. One of these will be located at Razgrad, in the north-east, about 90km from the Black Sea. More are scheduled to open in the next few years: two at Kavarna and one at Primorsko, near Sozopol.

Mountain and ski areas will be represented by a golf course in the ski town of Bansko this year, and a very large golf complex between Kostenets and Borovets, the country’s foremost ski resort. This is scheduled for 2007, the year of Bulgaria’s entry into the European Union, and will be located at Dolna Banya, already near Bulgaria’s first golf course at Ihtiman.

BulgariaProperties.net Ltd has purchased almost 6 acres of prime development land adjacent to the proposed golf course at Dolna Banya. The plans are to construct about 220 apartments around a comprehensive sports complex, with access to the golf course by a short footpath. The amenities on site are to include tennis, volleyball, squash, badminton, lawn bowls, boules (boccia), shooting, archery, croquet, mountain biking, and fishing nearby. Indoor facilities will include a 140-seat main restaurant and cabaret stage, a huge main bar (perhaps the largest in Bulgaria), a sports bar with projection TV, snooker, pool, table football, table tennis, a Chinese restaurant, Indian restaurant, fast food cafeteria, pizzeria, gymnasium, sauna, massage parlour, clinic, chemist, sports shop and minimarket.

Steve Avery, a Director of BulgariaProperties.net Ltd, said, “It may sound like a cliché, but we really were in the right place at the right time! After two years in this business, I just couldn’t believe my luck to find such a gem. Anyone involved in this project should make a serious return on their investment.”

On Borovets and Bansko generally, Steve had this to say: “Apart from having ski lifts and ski runs, these two towns are quite different from each other, and appeal to different groups of people. Bansko is an old, traditional residential town with lots of character and no fewer than 180 quaint taverns full of local people singing and dancing to a typical Bulgarian folk band. Borovets, by contrast, is purely a resort, with hotels, modern west European-style bars and night-clubs, cafés and restaurants. Residential property and holiday homes are therefore readily available in Bansko, but not in Borovets, where the closest you can get is usually in one of the surrounding villages.

‘As for property values, Bansko went mad for a period of three months at the end of 2003, with land prices doubling, and then calmed down. Many poor goatherders suddenly found that they were rich. Nothing wrong with that, I say. Since then values have been pretty steady there until now, when they’re starting to creep up again. The reason for this is that the sudden surge in foreign tourists to Bansko has left the supply of holiday accommodation woefully short of the demand. And this trend shows no sign of abating. To try to cope with it, there have sprung up many hotels and apartment projects, but it seems unlikely that even these will be able to satisfy the demand for accommodation for several years yet. As a result, the prices for such apartments range from 1,000 Euros per sq.m. for a ground-floor unit facing away from the mountains, to 1,350 Euros per sq.m. for a top-floor example with a mountain view. Yet, people buy them. I guess, because a 1 bedroom 60sq.m. apartment for £41,000 is still a far better deal than you’d get in Spain. I’ve heard developers claim that 90% of their apartments are sold within 3 weeks! I only hope that we have such luck when ours are released in April!

‘In this respect Borovets, again, is different. Although it’s Bulgaria’s first and best-known ski resort, it stagnated for years… until now. The ‘Super Borovets’ project, funded by EU, governmental, foreign and local business sources, is scheduled to run from 2005 to 2009, and will revitalise the whole region around the town to a radius of 10-12km. This has already started to affect property values in the surrounding areas. To give an example, in March 2004 we bought, unseen, a half-acre plot in a village 15km from Borovets. When I visited it, I discovered that it wasn’t suitable for building apartments; so, I put it on the market in August. By November it was sold at an 80% profit - after all costs were deducted!

‘I am personally of the opinion that the ‘Bansko effect’ could strike around Borovets at any moment. That’s the reason why BulgariaProperties.net Ltd is developing four projects here, and only two in Bansko. We can sell these apartments about 15% cheaper - at the moment, anyway. Borovets must surely offer a better return on investment, regardless of the type of property bought: land, a shack, whatever. You won’t find new apartments easily, though. As far as we know, BulgariaProperties.net Ltd is the only developer building them. I don’t, however, expect this monopoly to last for long.

‘Bulgaria’s third ski region is at Pamporovo, which, like Borovets, is purely a resort. Funding is starting to come in, but full development, if it happens at all, is likely to follow several years behind Borovets. Its distance from Sofia (a day’s drive) makes it less attractive to visitors from north and west Europe. It is, however, popular with Greeks, because of its proximity to the frontier. One of Bulgaria’s major motorway routes to Greece will pass very close to Pamporovo, and this should boost its popularity, as well as making the Mediterranean Sea more accessible.

‘Property values are lower here than in Bansko and Borovets, but are creeping up gradually. I reckon that Pamporovo is a good long-term prospect; say five to ten years. The only reason why BulgariaProperties.net Ltd has no developments here is because I’ll probably have retired before the boom happens.”

How does a mountain area investment compare with coastal properties?

“Significant differences yet again. Until recently, most of the investment was flooding into the northern Black Sea coast resorts, from Varna down to Sunny Beach. The area became very popular as a result of the Bulgarian government’s ‘Bulgaria the Beautiful’ TV campaign back in the ’80s, and the subsequent interest of package tour operators. Now that the north is saturated with developments, the interest has begun to creep down the coast. This is causing a steep rise in property values. They are still lower than those in the north, but the gap is closing. An investment in the south should therefore offer a better ROI.

‘Don’t expect, though, the ambience of the south to become like that of the north. When I discussed the subject with the Chairman of the Bulgarian Foreign Investment Agency last year - an extremely intelligent and able young man, I must add - he told me in no uncertain terms that he did not want the south to become like the north. His very words were: “We don’t want another Benidorm.” So, prospective property purchasers need to bear this in mind, and balance their desire for more capital growth, or their willingness to accept less, with the different rental market appeal of the two regions, along with their own taste in holidays.

‘There is one highly significant factor, however, which very often goes unnoticed until it is too late; and it applies to the whole coast. Most people don’t know that it freezes on the coast in winter. When they see the coastal resorts basking in the hot summer sunshine, it’s difficult to imagine snow on the ground. The entire coast simply shuts down in the winter, and nothing happens. It’s a dead as a doornail. Therefore, rental income can be fairly assured for 15 weeks, possibly 20, plus some odd bits in the shoulder seasons of April and October. The coast has a five-month season from May to September, compared to nine months in the ski areas. Those people buying only for rental income, therefore, would find the mountains far more lucrative.

‘Rents vary greatly, and depend on many factors, most of which should be obvious: location, size, view, amenities. The standard of finish and the condition of the property can also determine your market quite radically. To appeal to west Europeans, and to command the highest rents, your property must be well finished and appointed, and be in tip-top condition. If it is not, you still have a market for east Europeans, who tolerate less salubrious surroundings because they pay much less, usually about half of the west European rates.

‘Generally, summer rental rates on the coast equate to winter rates in the ski resorts, both seasons being about five months. Remember that you also have about four months’ additional rent, though at lower rates, during the summer in the mountains. These rates should increase gradually, as the Government programmes to make the ski towns more popular for summer holidays make their mark.

‘There are several Bulgarian agencies willing to manage your rental properties for you. Expect to pay about 20% of the rent as a fee.”

What about properties in the countryside?

“Not a serious contender in the ROI stakes, I think. Not if you consider the effort involved. You can pick up property very cheaply indeed in the inland areas, away from the resorts. Almost always it’ll need some kind of work; anything from a face-lift to demolition. There’s often no inner staircase to the bedrooms, no bathroom, and the toilet is in a shed in the garden. This kind of property is great for buyers who want to get away from their homeland, and disappear in the beauty of nature permanently. As a business, it could appeal to self-builders or DIY enthusiasts, prepared to do it for fun, and accept a low return on their financial and physical investment. As for rental income, forget it!”

And the cities?

“Again, there are differences, even between cities. The prime city is, of course, Sofia, the capital. Buy the right apartment here, in the right area, and you can expect a guaranteed rental return of about 12% per annum. The flavour of the month is gated communities, particularly in the south of the city. The diplomatic residential district of Vitosha is one of the best bets. There is a ready demand for luxury accommodation from diplomatic staff and executives seconded by foreign companies, usually on a long-term basis, and this demand should increase as 2007, the year of Bulgaria’s accession to the European Union, approaches. Although you should expect to pay high for such properties by Bulgarian standards, it’s still only the price of a tarted-up Victorian terraced flat in a UK provincial town.

‘There’s virtually no market for tourist rentals in Sofia, as it’s probably the least interesting European capital city. It’s also very polluted, although they are trying to clean up their act, ready for EU entry in 2007.

‘Plovdiv, the country’s second city, is much more pleasant. It has a quaint old town, as well as modern business districts. It therefore bridges the gap between business and tourism, as far as rentals are concerned. Plovdiv is connected to Sofia by an excellent motorway, on which you can keep the pedal to the metal, if you’re prepared to risk an on-the-spot fine of 50 Leva (about £18).

‘Veliko Tarnovo is probably Bulgaria’s most touristic city, with its citadel and mediaeval ramparts. Most people who buy property here do so to make it their main home. The city itself is beautiful, and it has everything a townie needs. Drive a short distance, and you’re in some wonderful countryside. You couldn’t really make a good living from rentals, but it’s the perfect place to retire to.

‘There’s one more thing which is important enough to mention: Mineral baths. These exist all over Bulgaria, the most significant being at Narechen, south of Plovdiv, and Momin Prohod, near Kostenets. Scientific studies rank Bulgaria among the foremost in Europe for hydrothermal, bioclimatic and mud treatments, sea cures and other health resources. Bulgaria is a world leader with its exceptional diversity of medicinal herbs and the excellent curative properties of its apian products. Any property near a spa should attract a premium to its sales or rental value.”
